Matt keeps his options open.

Pat and Tony don't share Adam's enthusiasm for an anaerobic digestion plant because it contradicts their basic principles of farming the land for food, not fuel. Realising he's not winning them over, Adam hopes they'll reserve judgement. Pat resents people throwing themselves into schemes without thinking through the consequences. Tony's miffed that Adam thinks he might talk them round and worried that Tom might agree to such a scheme without thinking through the implications.

Matt's application to develop an old engineering site into 200 housing units has been approved. Lilian thinks it calls for a celebration and Matt agrees but Lilian overhears him arranging to celebrate over lunch with Annabelle.

Annabelle shares Matt's enthusiasm. With her expertise in development law, Matt's keen to get her on board for his next plan to develop an old asylum site into executive housing. Annabelle assures him she can get the results but she doesn't come cheap.

Lilian's out riding to keep calm. She tells Tony and Pat that Matt turned her down in preference to Annabelle. Although he claims he wouldn't like to get stuck in a lift with Annabelle, he clearly has no objections to a t锚te 脿 t锚te over lunch at the Feathers.
